Abstract:This Decree (no. 6 of 1978), one of the most revolutionary enactments in Nigerian law for many years, was made on March 29th, 1978, and is shown as commencing on that date, by the Federal Military Government. It is revolutionary because it imposes for the first time in the whole of Nigeria a common and uniform system of land titles and land control. Before this date Nigeria had been broadly divided into two totally different systems of land law. One uniform system of land law is now superimposed throughout the country, and that system derives very closely (though with additions) from the law formerly in force in the northern States. The exact provisions of the new Decree are set out: Test. They are followed by a brief commentary on some of the salient points they raise, and finally by an assessment of the likely effects and problems of the new legislation: Commencement - Title - Transfer - Revocation - The effect on existing law.
