Abstract:This paper is based on a study undertaken to find out the maintenance status of housing stock in the city of Nairobi. The study covered three mains areas of housing, local authority rental, low-income purchase, and middle-income purchase housing, and sampled a total of 600 units from 10 housing estates. Questionnaires were used to collect information on the date of initial occupation of the houses, the type of construction materials, the defects observed and the repairs required. The findings indicated that housing maintenance in Kenya is not only poor but also deteriorating. The concept of duty of care in the maintenance of urban housing stock is lacking. This lack of concern is attributable to the absence of an effective national maintenance policy that would help in the conservation of the urban housing stock. Because of the ad hoc nature of maintenance, many housing estates, whether publicly or privately owned, are deteriorating fast, not only because heaps of garbage remain uncollected by local authorities but equally because of the undermaintenance of building structures. Appropriate measures that enhance the creation of a maintenance culture in Kenya, not only for housing stock but for the built environment as a whole, are therefore urgently required.
