Abstract:The Registered Land Act 1964, which came into force on January 1st. 1965, should ensure a greater degree of security of tenure for land owners than has been possible under the Land Registration Act 1924 and the Registration of Titles Act 1935. The article intents to review the systems of land registration which have operated within the Federation from time to time and to examine their functions and weaknesses, to examine the changes in the law relating to land tenure which the Registered Land Act 1964 introduces and finally to consider how fat the principles engendered in this Act could be applied to Nigeria as a whole. In a postcript it is informed that the R.L. Act 1964 was repealed by the R.L. Act, 1965, shortly after the article went to press. The new act contains few changes of substance.
